The Maryland Failure-to-Pay-Rent Process
Cases are filed in District Court by jurisdiction. Connect2Court does not generate Maryland notices or eFile these cases yet. The steps below are the court process.
Redemption note. Maryland tenants may have rights to redeem (pay to stay) that do not exist in a Georgia dispossessory. Confirm current Md. Real Prop. § 8-401 practice with counsel for your jurisdiction before relying on timing claims.
Step 02
File Failure to Pay Rent Complaint File a Failure to Pay Rent case with the appropriate District Court. Connect2Court does not eFile Maryland cases yet.

Step 03
Serve Tenant The tenant is notified of the case and upcoming trial through the required service process.

Rent Court / Trial The court hears the case and determines whether rent remains due and unpaid.

Path A · Landlord prevails
Judgment for Possession
If the landlord prevails, the court enters judgment and orders possession returned to the landlord (Md. Code, Real Prop. § 8-401(e)).
Path B · Tenant prevails
Case resolved for tenant
The court may find for the tenant or otherwise dispose of the complaint. The possession path ends here unless a new action is filed.
- Judgment for landlord: Proceed to a Warrant of Restitution after the required waiting period.
- Judgment for tenant: Possession is not restored through this case.
Step 04
Request Warrant of Restitution After the required waiting period, request a Warrant of Restitution to begin the eviction process. Connect2Court does not file Maryland warrants yet.

Eviction / Repossession After required notice, the sheriff or constable executes the warrant and restores possession to the landlord.
